A careful read of the title deed, the Offer to Purchase and the seller's disclosures brings servitudes, conditions of title, interdicts and arrear municipal rates to the surface before they become a problem. vindarop looks at the deed, the existing bond, the sectional plan where one applies and any restrictive condition, then explains what each one means in plain English so a buyer knows exactly what is being bought.

Ownership Structure and Bond Checks
How the property is to be held matters: in one name, jointly, in a trust or in a company, each with its own transfer duty and FICA consequences. We check that the bond grant matches the price and the suspensive conditions in the Offer to Purchase, and explain how the bond attorney and the cancellation attorney fit alongside the transferring attorney so nothing surprises you on lodgement day.

Lodgement, Registration and After Registration
Ahead of lodgement the transferring attorney draws a statement of account, holds funds in a trust account governed by the Legal Practice Act 28 of 2014, applies for the rates and levy clearance certificates and pays transfer duty to SARS. On registration in the Deeds Office the price is paid over, the old bond is cancelled and the new one is registered. Afterwards there are municipal accounts to open and levies to redirect. vindarop records each step and confirms completion with the buyer.
